    Star Trail Community News: Stepping Up to Leadership



    VOLUNTEERS NEEDED TO HELP BUILD YOUR COMMUNITY

    Join the Transition Committee!

     

    The Villages of Star Trail Homeowners Association, Inc. is actively seeking individuals interested in taking a leadership role within the Association. The ongoing support of members is vital in preserving and enhancing the lifestyle of our community. We are calling upon dedicated homeowners to serve as future leaders by joining the crucial Transition Committee.

    The Transition from Developer to Owner Control is expected to happen sometime mid to late 2026, this is a comprehensive process that requires coordinating and completing a defined list of tasks to ensure a vibrant, stable community. We seek volunteers who possess people skills, the ability to collaborate with management, vendors, and neighbors, and emotional intelligence, including integrity, fairness, and respect.

     

    We need individuals with unique strengths to address the various facets of this transition. Below are key subjects involved in the transition process and the corresponding qualities that would contribute to the community’s success:

     

    Core Transition Subjects and Desired Qualities

     

    1. Financial Oversight and Management

    The financial transition involves ensuring the Association's monetary health post-Developer control.

    1. Unique Qualities Needed: Individuals with skills in financial oversight, understanding of budgeting, and assessment collection procedures. Volunteers will help revisit the projection budget annually to ensure assessments cover future expenses. Assistance is needed to obtain control of association funds, including bank signature cards, and possibly engage a CPA to audit or inspect the financials.

     

    2. Legal and Document Management

    This area focuses on gathering and reviewing all foundational and governing documents for the community.

    1. Unique Qualities Needed: Attention to detail and organization are critical for collecting copies of recorded governing documents, articles of incorporation, minute books, rules and regulations, and contracts. Individuals are needed to review legal documents that outline warranty periods and state-specific requirements. Volunteers may also assist in reviewing documents for potential problem areas, such as issues related to parking or quorum requirements, for correction while still under Developer control.

     

    3. Assets, Maintenance, and Infrastructure Review

    The transition requires a thorough inspection and inventory of all common elements and infrastructure.

    1. Unique Qualities Needed: Technical knowledge or strong investigative skills are beneficial for handling physical assets. Tasks include obtaining a complete listing of commonly owned elements and the Association’s maintenance responsibilities and inspecting all common elements to note deficiencies that are construction defects or warranty items. Volunteers will help review all plats, plans, engineering drawings, warranties, bonds, and contracts involving common elements and maintenance. Experience in reviewing "as-built" architectural, structural, engineering, mechanical, electrical, and plumbing plans (if available) is valuable.

     

    4. Risk Management and Insurance

    Ensuring the community is properly protected requires careful review of current policies and risk exposure.

    1. Unique Qualities Needed: Individuals who understand insurance policies and risk assessment are needed. This involves reviewing documents to ensure proper insurance is in place and potentially investigating ways to minimize risks and premiums.

     

    5. Community Rules and Future Committee Structure

    Future leaders are needed to help establish the foundation for ongoing community operations.

    1. Unique Qualities Needed: Collaboration and fairness are key to reviewing existing policies and procedures for appropriateness, ensuring they meet homeowner goals. We are also seeking those willing to help develop “job descriptions” for future committees, such as finance, social, and landscape committees, as desired by the new board.
