  • September 2025 - Asphalt Road Coating Project

    Beginning September 22 – Various asphalt streets in Waterstone Estates (WSE) will be closed for 24 hours to apply a protective coating and perform crack-fill maintenance to the Asphalt Roads. This also includes the new asphalt roads as it is recommended; they are coated 1 year after installation. Phase 1 starts the week of Sept 22 and Phase 2 starts the week of Sept 29.


    Asphalt Road Maintenance – What You Need to Know

    • Sections of road closed ~24 hrs each (see schedule maps at the end of this document).
    • Move cars out of your driveway/ off street by 7:30am on your section’s day.
    • Park in your neighbors driveways across the street or outside the work zone.
    • Do NOT drive on closed roads or around barricades — damages car & road.
    • You can walk on the newly coated roads within 2 to 3 hours - but check for dryness 1st.
    • Prep: Edge/weed-eat road edge, turn off sprinklers, reschedule landscaping.
    • Access: Emergency vehicles always allowed. Mail may be delayed 1 day.

  • Waterstone Home & Lot Owners' Road Care Responsibility
    A Reminder to all Home and Property Owners of Waterstone Estates. You are responsible for any damage to the roads in front of your homes or lots due to lawn mowing equipment, including tractors. We have had some instances where tractors have scraped off the edges of our new concrete roads. If you have a 3rd party contractor cut your yard or lot, we highly recommend that you make sure they are aware of this.
  • Construction Hours


    Waterstone Estates has adopted the City of McKinney Construction Hours which are, Monday through Friday 6 a.m. to 9 p.m., Saturday 8 a.m. to 5 p.m. and Sunday and Holidays (Memorial Day, Fourth of July, Labor Day, Thanksgiving, Christmas and New Years) 1 p.m. to 5 p.m.
